What Did We Do

Our team delivered a coordinated build programme focused on usable internal space, structural reliability, and consistent delivery across all four units. Early design stages prioritised access, internal height, and service integration, allowing each unit to support storage, light industrial use, or distribution without requiring modification after handover.

Internal eaves heights of approximately 6.75 to 6.85 metres were incorporated to maximise vertical space. Structural steel portal frames provide the strength and flexibility needed for a range of commercial applications, supporting future layout changes without structural limitations.

Key delivery considerations included:

Managing delivery to maintain quality and consistency across all four units

Integrated services, including power, fibre connectivity, loading access, and welfare facilities, including disabled WC provision, allow occupiers to begin operating immediately without additional infrastructure work. This reduces delays at the point of occupation and supports a smoother transition into day-to-day use.

A High-Performance Building Envelope

The building envelope was delivered to provide consistent thermal performance and reduce ongoing maintenance requirements. External walls combine brick and blockwork construction with insulated profiled steel systems, installed as part of Jade-Aden’s approach to industrial cladding, creating a durable finish suited to commercial environments.

Roof construction includes insulated steel systems with integrated daylight panels, forming part of a wider high-performance roofing approach. These elements support stable internal conditions and reduce reliance on artificial lighting during working hours.

The internal specification was completed to allow immediate use across a range of industrial activities. Power floated concrete floors with a 40 kN/m² load capacity, sectional loading doors, allocated on-site parking, and integrated services provide a consistent standard across all units.

The Finished Result

The completed development at Tower Business Centre provides four high-specification light industrial units, ready for immediate occupation. Each unit supports day-to-day operations from the outset, with clear internal layouts, integrated services, and consistent specifications across the site.

The units are positioned to support a range of business uses, from storage and distribution to light industrial activity. Access to key transport routes, including the A3049, allows straightforward movement between Poole, Bournemouth, and the wider Dorset area, supporting both logistics and staff access.

The units achieve an EPC A+ rating, supporting strong energy performance alongside photovoltaic panels and electric vehicle charging points. Combined with a durable external envelope and practical internal layout, the development provides a reliable, ready-to-use commercial environment.
